What is a pre-emptive offer or bully offer?
This is an offer from the buyer on a property asking that it be presented before the designated date stipulated by the listing agent for which offers will be presented.
The listing agent wants to get market exposure on the property before looking at offers, in hopes that they can attract multiple offers and sell the property over the asking price.
A buyer’s agent can write an offer and ask that it be presented ahead of this date.
This is called a pre-emptive offer or bully offer.
THE SELLER DOES NOT HAVE TO RESPOND – it is their choice.
All offers however must be presented to the seller.
